About the Role

NUMA is seeking a highly analytical Associate to join its Real Estate Transactions team. The role focuses on the underwriting and execution of hospitality real estate transactions across Europe, with a primary focus on Southern Europe. The position is part of the core transaction function and supports the evaluation, structuring, and execution of new deals, working closely with Deal Captains and senior stakeholders.

Key Responsibilities

  • Build and maintain detailed financial models for new real estate opportunities, including cash flow projections, valuation, and return analysis
  • Support the underwriting of investment opportunities, including scenario and sensitivity analysis
  • Contribute to the preparation of investment materials for internal approval processes (e.g. Investment Committee)
  • Work closely with Deal Captains to support transaction execution across multiple markets
  • Assist in the structuring of deals and preparation of commercial terms
  • Coordinate with internal stakeholders (Revenue, Project Management, Finance, Legal) to gather inputs and ensure deal readiness
  • Analyse market dynamics, supply/demand trends, and competitive positioning
  • Maintain and manage deal-related data and documentation
  • Support performance tracking of existing assets against underwriting assumptions

Experience & Qualifications

  • 4 years of relevant experience in real estate, investment banking, consulting, or transaction advisory
  • Strong financial modelling and analytical capabilities
  • Solid understanding of real estate investment principles and valuation methodologies
  • Experience in hospitality or operational real estate is advantageous
  • High attention to detail and a structured approach to problem-solving
  • Ability to work effectively in a fast-paced, execution-driven environment

Technical Skills

  • Advanced proficiency in Microsoft Excel
  • Strong PowerPoint skills
  • Familiarity with data tools and CRM systems (HubSpot) is a plus
  • Strong affinity for using modern tools, including AI (e.g. ChatGPT, Claude), to enhance analytical workflows and productivity

Languages

  • Fluent English and Spanish are required
  • Additional European languages (e.g., Italian, French, German) are a plus
