ABOUT THE ROLE
As part of our Project Management Team, working closely with Design and Real Estate, you will oversee the delivery of take-over and development projects for our hospitality portfolio. Reporting to the regional team lead, you will manage multiple projects primarily in Italy but also in other European regions (e.g., Spain or Portugal), ensuring exceptional quality, on-time delivery, and budget adherence from due diligence to project handover.
- Due Diligence:
- Evaluate potential properties, including Technical Due Diligence.
- Analyze architectural, fire safety, MEP, ICT, and other reports.
- Assess the feasibility of integrating Numa standards for design, finishes, FFE, and systems.
- Provide budget forecasts and timeline estimations.
- Support the lease team in contract negotiations.
- Planning Phase:
- Coordinate with developers, contractors, vendors, and internal teams (real estate, design, procurement, operations, etc.).
- Define and control project timelines.
- Monitor budgets, flagging risks and additional costs to meet financial targets.
3. Refurbishment and Launch Phase
- Oversee construction and refurbishment works carried out by the landlord.
- Manage the landlord’s progress and overall timeline, identifying potential major issues or delays that could impact Numa’s handover.
- Organise and supervise handover and snagging processes.
- Oversee deliveries, installations of furniture, key systems, ICT, etc., and utility service contracts once the asset has been delivered to Numa.
- Coordinate with all internal teams (Distribution, Revenue, Finance, Operations, etc.) to prepare for a successful launch.
- Post-Launch
- Follow up on potential issues during the first months and coordinate with both the GX and OPS teams to resolve them.
- Identify and implement workflow improvements in content and technology.
- Conduct lessons learned sessions and post-launch analyses to enhance process efficiency.
- Apply best practices and identify time- and cost-saving opportunities for future projects.
ABOUT YOU
- Degree in Engineering, Architecture, Construction, Real Estate, or related fields.
- 5+ years in architecture, real estate, construction, or engineering.
- Proven ability to manage stakeholders and external relationships.
- Strong communication skills, attention to detail, and problem-solving abilities.
- Advanced proficiency in Google Workspace, Slack, Microsoft Suite, Hubspot, and Asana.
- Knowledge of Italian construction norms and contract law.
- Fluent in Italian and English is mandatory (Spanish and/or Portuguese is a big plus).
